Responsible to: Franchisee/Area Manager
Accountable for: 1. Personal performance, conduct and presentation.
2. Achieving minimum profit target for the branch, whilst aiming to promote the long-term growth of the Company name.
3. Providing a high level of customer service to all clients.
4. Front office activity and performance.
Duties:
- Manage the day to day running of the office and staff members.
- Conduct staff appraisals and provide ongoing training and support.
- Organisation of office procedures and staffing.
- Organise and run a daily morning meeting.
- Increase the office market share and promote brand awareness at all times.
- Generate new and repeat business opportunities for both lettings and sales.
- Manage and regularly review the PPC/Google Adwords campaign.
- Oversee canvassing / leafleting campaigns to seek new business opportunities including targeting competitors.
- Take a proactive and flexible approach to local marketing in order to promote the brand and maximise local presence.
- Achieve pre-agreed individual and office targets.
- Ensure an effective system is in place for applicant management and maintain an applicant database, ensuring regular contact is made with all prospective tenants and buyers.
- Conduct market appraisals and obtain new business as targeted.
- Give only carefully considered and qualified market advice using effective comparables.
- Liaise and negotiate offers between landlords/tenants and vendors/buyers.
- Communicate with landlords and vendors with regards to marketing feedback, viewings and hot prospects.
- Provide practical solutions to landlords and vendors with regards to achieving a prompt let or sale.
- Ensure all tenancies commence in line with the latest legislation.
- Ensure all lettings offers are accepted, all terms agreed and application forms are completed in full by prospective tenants.
- Ensure all sales offers are accepted and all terms agreed with prospective buyers.
- Take deposits and record receipt of all monies.
- Progress transactions accurately and efficiently
- Oversee all client accounting procedures.
- Maintain office systems/software and working procedures.
- Efficient diary management.
- Activity reports as required – completion of the monthly MSF report as required.
- Deal with complaints effectively and promptly.
- Ensure effective teamwork and co-operation between staff.
- Take precautions to ensure the security of both you and your colleagues.
- Build and maintain excellent working relationships with landlords, tenants, vendors and buyers.
- Demonstrate high standards of professionalism and provide a first-class level of customer service at all times.
- Ensure that you are fully aware of and comply with all regulations for General Data Protection & Anti Money Laundering.
- Attend all meetings and training courses as required by your Line Manager.
- From time to time perform duties outside of this job description reasonably requested of you.
Main Objectives:
- To achieve goals and targets pre agreed with your line manager, operating to the standards required by the company.
- Demonstrate high standards of professionalism, courtesy and efficiency in dealing with the public.
- Maximise opportunities for viewings, lets, market appraisals and instructions.
- Seek to increase office market share and generally promote ‘brand awareness’.
- Maintain and increase agreed fee levels.
- To operate within the confines of the Housing Act and all legislation.
- To operate to the standards set by our regulatory bodies.
- Mentor and develop all members of staff.
- To take control of the day to day running of the office.
Job Type: Full-time
Pay: Up to £40,000.00 per year
